Project Management

Whatever the size of the project, organising building works – whether new build, alterations, repairs, refurbishment or fitting out, is becoming an increasingly complex operation, often requiring the particular skills of a Project Manager to ensure works are completed efficiently, with minimal disruption and in compliance with quality and regulatory standards.

We have project managed everything from the refurbishment of historic mills, construction of new industrial buildings and offices, to the redevelopment of strategic business parks.

We provide a full Project Management service taking a project from initial conception, (where we realise the client’s specific objectives), through into design stage, managing the tender process and making recommendations for the most suitable contractor.

Once on site, the project will be carefully managed, where we would chair regular project team meetings right through to completion, providing reconciliation and ultimately agreement of the final account.

Contract Administration

There are a number of Building contracts available for use and we are able to offer specialist advice in selecting the most suitable one for each individual job depending on what the key driving factors are, whilst incorporating the nature of the work in question.

Once a contractor has been appointed we would administer the specific terms of the contract to ensure that the project is delivered whilst complying with the Client’s requirements.

Project & Development Monitoring

Apart from prospective occupiers, other parties have an interest in a development being constructed by a third party developer – particularly the funder/ investor.

We produce specialist project monitoring reports to provide the development funder with the necessary advice relating to their investment.

Development appraisals are reviewed (or prepared) from the outset to ensure the scheme is viable, followed by regular monitoring reports identifying the value of work complete; value of materials stored on site; the quality of workmanship; status of the required approvals, etc. All of which will ensure the developer is only paid for the work they have completed to the required standard.

The funders risk is carefully managed ensuring they only release funds from the agreed loan facility relative to the completed work, guaranteeing they never become over exposed financially at any one time.

Employers Agent

Where a client wishes to procure a new building which is uncomplicated such as an industrial shed, or a speculative office block, the most appropriate route to proceed in terms of minimising the risk of incurring additional costs is to use a D&B contract.
Under this form of contract, a building contractor is appointed to carry out both the design and construction of the project and therefore should there be any problems with the building after occupation there is only one party to blame – the Contractor.
