Originally forming part of the historic Ironworks this 1.08ha site was originally redeveloped in 2007 when two large residential blocks, two office blocks and a light industrial block were built to a shell finish.
Works ceased in 2008 due to the financial crash and the original developer going into administration.
In 2018 Linchpin were appointed by Duff & Phelps and Investec Bank to lead and manage the redevelopment of this site.
Redevelopment proposals were subsequently drawn up and passed through planning, which in summary included the following works:-
- The demolition and clearance of the 2 Office Buildings on the site to create car parking and general open space.
- The vertical and horizontal sub division of the 2 Residential Block to create 43, one , two and three bed Apartments.
- The construction of 5 new access towers to service above.
- The conversion of the light industrial units to 5 Affordable Homes.
In addition to the above, a major flood wall needed to be constructed alongside the river, together with significant service and drainage diversions across the site.
As part of the above scheme the original Ironworks, a Scheduled Ancient Monument, also had to be repaired, requiring the extensive pre-removal of asbestos, and the sensitive repair of the existing structures, at a cost of circa £750,000.
