Originally used as a “Dying facility” for fabrics and textiles, this multi occupied, dilapidated, and in the main vacant factory site was deemed unsuitable for refurbishment and required immediate redevelopment.
Linchpin, provided a redevelopment strategy for the site, retaining basic units / shells where possible (and sensible), and undertaking wide scale demolition elsewhere.
Specific efforts were focused on retaining existing tenants on the site (where possible), through appropriate phasing, and providing appropriate new and refurbished units to re-accommodate them.
New modern industrial units were provided in blocks and terraces to meet and satisfy local demand from SME and “start up” companies.
32 No industrial units totalling circa 3,711 sq m (44,000 sq ft) were constructed on the site.
